JP Nagar and Jayanagar are Bangalore’s heritage residential belt - leafy roads, independent bungalows, families that have lived on the same street for three decades. Bannerghatta Road and Hulimavu are its newer counterpart - high-rise 3 and 4 BHK apartments in Prestige, Sobha, Adarsh, DSR and Purva projects. Together they form the South-Central corridor: quieter than HSR, more established than Whitefield, and a very specific interior design market.

The South-Central price band

Interior spend in JP Nagar and Bannerghatta Road tracks slightly lower than the HSR-Sarjapur belt for equivalent apartment size - buyers here are more value-conscious and often renovating an older home rather than kitting out a bare shell. Same three tiers apply:

Quirks specific to Jayanagar & JP Nagar homes

Legacy structural constraints. Homes in Jayanagar 4th block and JP Nagar phases 1-3 are frequently 30-40 years old. Load-bearing walls in unexpected places, weight-restricted balconies, plumbing that was routed for a different era. A designer who has worked in the neighbourhood knows these before opening the wall.

Old-school proportions. Ceiling heights are often 9.5 to 10.5 feet - taller than modern apartments. False ceilings should preserve some of that vertical breathing room; boxing everything down to 8.5 feet is a common rookie mistake.

Existing furniture heirlooms. Rosewood, teak and Burma teak pieces from the 60s and 70s often need to be part of the design. We restore where possible, and design new pieces that speak to the material without copying it.

Quirks specific to Bannerghatta Road apartments

Column-in-the-middle syndrome. Prestige Falcon City, Purva Panorama and Sobha Silicon Oasis all place a load column near the kitchen or living-dining boundary. It’s designable-around - we tend to convert it into a purposeful shelf run or a bar counter.

Balcony grill regulations. Most Bannerghatta Road apartments require you to match a specific grill design. This affects sit-outs and any garden extension design. We’ve got specs for the top 12 projects on file.

Vaastu-first design. More common in this belt than in HSR / Sarjapur. We’re happy to build around a specific pandit’s guidance - we’ve worked with several across the corridor.
